Drywall Cracks & Floor Stabilization
Challenge
Dining room, hallway, and kitchen drywall was cracking/seperating in multiple areas due to what some call "normal settlement" of the house. Although yes it can be common in older homes, excessive drywall cracks in a home are not normal and are usually a result of something more serious going on with the foundation or understructure of your home. The cracks in this house were a result of failing wood shims and the main beam sagging in areas.
Solution
Knowing that the main beam won't stabilize or fix itself over time, we were able to come in and install our SmartJack supplemental support systems including the "Bulb of Influence" along the main beam between existing CMU piers to create better disctribution of the floor load. As well as replaced the old rotted wood shims with steel shims. Not only were we able to permanently stabilize this floor, but we were also able to get a small amount of lift. Overtime with the SmartJack's adjustable threaded rod, there is also the potential to further tighten the SmartJacks to get evem more lift under the home.
