Challenge
A prospective buyer was looking into buying a foreclosure home being sold by the local credit union, and I had inspected the home almost an entire year before to figure out what the design would cost the homeowner that was provided by a local engineer to fix the bowed basement and garage walls.
Solution
In the original design, they would have to dig out the walls, then push them back into position, and finally reinforce them with concrete and rebar. Upon review of the design and an onsite inspection, I offered not only an estimate for the original repair design, but also an alternative design estimate with a significantly lower cost. The alternative design was almost fifty percent less than the original estimate. With our new design, we installed 4 helical combination piers with double tie backs connecting the steel in the garage and 13 force beams in the basement; therefore, preventing a complete dig out. Everyone at the credit union, the buyer, as well as a third party engineer, liked the idea of not only saving thousands of dollars but also restoring the structure of the home with the new repair design. The installation went smoothly, the project came in under bduget, allowing the homeowner enough money to remodel his kitchen, and the customer is now the proud owner of a beautiful home, backed by a great warranty from an A+ rated company.
